Hubs: Use the ZBT2 or whatever Zigbee dongle you'll be using for Zigbee only and get a Nest Hub Max for Thread. Better yet, get a POE Zigbee coordinator for better stability. That’s probably the best option if you need a couple extra Ethernet ports. You will also need POE injectors for the two APs. UI sells a regular POE injector for $8 which is all you need for the U7 Lite. My only other suggestion would be a UniFi Express 7 which has an AP built in, with 6 GHz, to boot

I like to upgrade with UniFi hardware I bought a newer Orbi system. Uh. So, you went Orbi? Mesh is normally not a great way to connect (ethernet is significantly better), but given you're only getting 60Mbps it's probably more than enough. Multi-hop is going to probably cause a lot of challenges --

If your flat has FTTP then all you need to do is run an Ethernet cable from the ONT to a cloud gateway so you don’t need the ISP’s router. Which ISP are you using? I would (as others have suggested) replace the ISP router with a Cloud Gateway Max or fibre. You’d have to do a bit of research on how this plays with Talk Talk, I have Sky with an Openreach ONT (which has an Ethernet port) and it just worked instantly with no need to change any settings on the devi
