I've also set up UI for myself and multiple other users I think you're falling into the same trap a lot of us do here, and it's understandable. YOU set those up for other people, so the baseline for those is actually YOUR technical knowledge, not theirs. We have a lot of technical knowledge on here,

i feel you - bought a used u6 mesh once that acted the same. first run a wifi scan from the unifi controller to see if channel interference is the real issue. then factory reset it three times in a row (seriously, clears weird nvram leftovers). check the transmit power - sometimes used units get set

can i use a 3rd party mesh net with UniFi Cloud Gateway Ultra
This is great to know. I have a few U6 Mesh units and whilst they're good, the speed isn't ideal. I'm considering changing back to Deco for the 6ghz backhaul which gave around 3x more speed that Ubiquiti, but keeping the Cloud Gateway Ultra because the configurations options are great.

APs - pulling my hair out!
Thanks for the good info. I believe I'm isolated from all the utility stuff. My garage is as bare-bones as it gets - other than typical house clutter. I do have a refrigerator in the garage but if that's what is causing this AP to behave this way - oh my! I may try 2.4 but a frustrating compromise.
