So there's a few things that you should note Advertised Wi-Fi speeds are tested in a lab with Zero Interference, your home is not a lab The age of your home would indicate there is a lot of flashing in the walls and metal in general which acts as a Wi-Fi killer Take advantage of 'Ethernet Backhaul'

If you want a simple answer my suggestion is a TP Link Deco BE25 Outdoor, its a Wifi 7 dual band indoor / outdoor mesh unit with 2.5gbps wired ports that support POE powering so could be used flexibly in the future is your circumstance change, also rain proof and rate for -20 to +140F temperatures.

I recently upgraded to TP-Link Deco BE25 WiFi 7, and it has been great. Three units covering the 3 story house, yard and two garages. I get great speed and it is very stable.

Actually Deco have had 'Outdoor' models for quite some time in the consumer range. Weatherproof and options for power, either AC or PoE https://www.tp-link.com/au/home-networking/deco/deco-be25-outdoor/ But yes good choice on the Archer

The BE25-Outdoor will work inside with no issues, but for the same price, you can get a 2-pack of the indoor Deco BE25.

I went in the direction of the advice here, returned my original router, and got the three pack Deco BE25 Dual-Band BE5000 WiFi 7. So far it’s been excellent. I get 400-500 mbps in most of the house and about 250 in the back part (where I was getting 50). Very happy with it so far.

that sucks. I have the similar set up as yours but with the lesser value one Deco BE25 ($200) which is wifi 7 dual bands pucks. My max speed on my wired is 1.7 (out of 2 gig) and my wifi on iphone 16 pro max is 1.45 sitting next to any of the Deco pucks. Everywhere else is around 1 to 1.2 in a 4500
