2.4 GHz extremely slow, 5 GHz great on AX21 (aka AX1800)

I am seeing very slow speeds on the 2.4 GHz band. Speedtest shows in the low single digit Mbps. 5 GHz is around 500 Mbps.

What I've done to troubleshoot. Selected the 40 MHz channel width (based off other posts). Chose channel 11; as it seems 'quieter' using a WiFi Analyzer tool. Rebooted the route
