I'd go with the TP-Link Deco M5 solid budget mesh, dual-band, easy setup. Covers your size home fine. Wi-Fi 6 is nice, but not a must unless you’ve got a lot of newer devices. Deco M5 (Wi-Fi 5) should be enough.

The latency is really specific to everyone’s own setup and then the things they don’t have control over, external factors right behind the router all the way to Nvidia.
